Expertise and Experience:
Realtors are trained professionals who understand the complexities of the real estate market. We provide valuable insights, guidance, and advice based on their experience. Of course, not all are created equal. If your Realtor barely passed high school but is great at social media, please look further. You need someone who understands the complex issues of easements, boundaries, title search, financing options, etc.
Market Knowledge:
Real estate agents have access to a wealth of information about local market trends, property values, and neighborhood dynamics. This knowledge can help you make informed decisions about buying or selling. We have comparative market analysis, public records (that aren’t available without a subscription/paywall), national & state industry data sources, and day-to-day feelers from working with clients and industry professionals regularly. One way specific way I gained local market knowledge is by buying and leasing multiple investment properties in Bell County. It helps to see what repairs actually cost these days and how much work goes into filling vacancies. In addition, I am very proficient at tax protests as a result.
Negotiation Skills:
Realtors are skilled negotiators who can advocate for your interests and help you get the best possible deal. Whether you’re buying or selling, having a realtor on your side can give you a competitive edge. I have taken multiple university offered courses on negotiation and will help you define your BATNA and understand the process. I also have sales & marketing experience gained through owning my own businesses over the years.
Access to Listings:
Realtors have access to a wide range of listings through Multiple Listing Services (MLS), including properties that may not be publicly available. This can help you find the perfect home or reach a larger pool of potential buyers. Some of us also have access to Crexi and commercial properties. I have both, and I also have a broad network of industry professionals to call for issues ranging from foundation issues to survey questions, plus interior designers and product sources. Not to mention the network of other real estate professionals who are also holding listings.
Legal Protection:
Real estate transactions involve a lot of paperwork and legal intricacies. A realtor can help ensure that all the necessary documents are properly prepared and filed, reducing the risk of costly mistakes or legal issues down the line. We use promulgated forms to cut down on misunderstandings and legal issues.
Save Time and Stress:
Buying or selling a home can be a time-consuming and stressful process. A realtor can handle many of the tasks involved, such as scheduling showings, coordinating inspections, and managing negotiations, allowing you to focus on other priorities.
Overall, hiring a realtor can streamline the real estate process, protect your interests, and increase the likelihood of a successful outcome. I’m client focused and results driven.
