Why don’t I just hire a title company and an attorney instead of hiring a Realtor?

Sure, you could do the job yourself.

Plenty of people don’t hire a contractor – they just find the tradespeople themselves. Their patios get poured and their flooring gets replaced….but at what cost? What happens when the subcontractor leaves before the job is done? Or worse, when the job is paid and the work is shoddy? Who is responsible for the problem? Who holds that person responsible?

Its similar to why you might want to have someone else responsible for helping you get the transaction done. There are hundreds of small details that go into getting a transaction done – from working with the seller and the buyer to tour the property, agree upon a purchase price & terms, negotiate amendments to those terms, hold the other side responsible if conditions aren’t met, explain the situation to professional services, and do the dozens of disclosures, contract, amendments, addendums, and other required steps to get the transaction to close. Some people get by just fine with an attorney and escrow agent. Others need or just want someone to help do the nitty gritty work required to get the job done.

If you hire an attorney instead of a Realtor, you’re missing a major portion of the professional services available to you. Attorneys don’t have market data and they don’t market. One caveat though – Attorneys should absolutely be consulted in some situations. Sometimes you need both a Realtor and other times you may need just one or the other.
